ABOUT

I’m a Chicago native who loves the adventure of being on the water. Proud Founder/Owner of WavePads Water Rafts. Est 2012. 100% Made in the U.S.A. Based in Plainfield, IL. I started detailing cars when I was just 15 years old, then found my true passion while I was detailing boats shortly after. I started A-1 Yassinger Services in 2002 which is a full service mobile detailing and boat repair business. Now have switched to Master Captain Matt Services. I’d like to introduce my two Crew-mates, Blake and Coco. Blake is my 8 year old boxer and Coco is my 4 year old Chihuahua. They both enjoy boat life just as much as I do, if not more. I believe choosing the right Captain is as important as choosing the right boat. I am completely Coast Guard Compliant and safety oriented. I hold a Master 100 Ton Captain License. I look forward to making your cruise experience with me one to remember. Creating timeless memories is my commitment to you.

Where Cities Begin: The Search for Land for Apartment Development

It starts quietly. A map, a coffee, and a question—where exactly should the next building rise? Ehrlich gesagt, finding the right plot for multi-apartment construction feels less like engineering and more like intuition mixed with cold calculation. Location whispers hints: transport lines, sunlight angles, even the mood of the neighborhood.

Mal unter uns, it’s a bit like placing bets. You weigh risks, study patterns, and hope the outcome justifies the leap. Some developers even joke that scrolling through zoning plans feels similar to browsing odds or spinning online slots. And while taking a break, it’s not unusual to stumble across something like Betalice, where that same sense of chance plays out in a different arena.

Wer schon mal walked an empty lot and tried to imagine a full building there knows—it’s surreal. You see balconies where there’s only grass, hear echoes of future conversations. But behind that vision lies paperwork, soil analysis, infrastructure planning… not exactly romantic, but necessary.

In the end, choosing the right land is a calculated gamble. When it works, a new piece of city life appears, almost as if it had always belonged there. And when it doesn’t—well, every developer learns the hard way at least once.
